Clarendon Street Apartments (formerly known as Villa Garcia Apartments) is projected to complete a 100% renovation of the property by the end of 2013. All apartments have been refurbished with new carpet, vinyl, cabinets, bathrooms, A/C, and solar heating. Clarendon Street Apartments is located in the very popular Cupertino School District. Clarendon Street is located just east of DeAnza Blvd and within minutes of Hwy 85.

Housing Type: Family.

Rent (including water & garbage) – Project Based Section 8 units: Rents are based on 30% of resident’s gross adjusted household income. Vouchers are not accepted in the Project Based units; only the Tax Credit units.

  • 50% of Median Income; Studio- $918.
  • 60% of Median Income; Studio – $1,102.
  • 50% of Median Income; 1 Bedroom – $984.
  • 60% of Median Income; 1 Bedroom – $1,181.
  • 50% of Median Income; 2 Bedroom – $1,181.
  • 60% of Median Income; 2 Bedroom – $1,417.
  • 50% of Median Income; 3 Bedroom – $1,365.
  • 60% of Median Income; 3 Bedroom – $1,638.
  • 50% of Median Income; 4 Bedroom – $1,522.
  • 60% of Median Income; 4 Bedroom – $1,827.

Income Requirements – Tax Credit: Households must be within the 50% or 60% category of the Tax Credit Income Limits. Applicants must meet a minimum income of two times the rent per month. This does not apply to prospective residents with a Section 8 Voucher.

Income Requirements – Project Based Section 8: Clarendon Street Apartments must have not less than 40% of new admission with incomes at or below 30% of the area median income. Clarendon Street Apartments admits only extremely low-income families until the 40% target is met. In chronological order, owner selects eligible applicants from the Interest list whose incomes are at or below the extremely low-income limit to fill the first 40% of expected vacancies in the property.

Rental Assistance Type: Tax Credit & Project Based Section 8 Property. Tenant-based Vouchers are accepted.

Special Requirements: Households consisting of ALL full-time students may not qualify; one (1) year lease required.

Year Completed: Complete Rehabilitation 2013.

Unit Mix: 80 Units ( 8 Studios, 16 one-bedrooms, 24 two-bedrooms, 24 three-bedrooms, 8 four-bedrooms).

Clarendon Apartments is a non-smoking community.

Pets: No pets are allowed.

Smoking: No smoking is allowed in the apartments, grounds or common areas. Smokers must exit the property to smoke.
