BY YOKOHAMA WEEKLY MANSION (SHORT TERM RENTAL)

  1. This rental agreement is made for the purpose of renting rooms on a temporary basis.
  2. Generally, no changes or extensions of dates are allowed once the reservation is confirmed.
  3. The use of the room is strictly for personal boarding use and no other purpose such as commercial or business.
  4. The use and entering of the room is limited to the registered person(s) only.
  5. You are required to present us a proper identification (we may make photocopies of all tenants’ IDs). All tenants must acknowledge and agree to all terms contained in this rental agreement by signing the registration application along with your legal name; address; and other pertinent contact information. Each registered tenant is jointly and severally responsible for all charges including any additional financial obligations that may arise. Please present a proper picture identification (as in Driver’s License, Passport or other government issued ID) that is not expired. Without proper identification process, we may change or cancel your reservation at any time. We reserve the right to refuse the service.
  6. The rental charges are calculated based upon Daily Charge times Number of Days, or 30-Day a Month in case of monthly rental basis. (Rates include beddings and linens).
  7. SECURITY DEPOSIT: We require security deposit money in case of third party reservations, or during pending proper identification process.
  8. All charges must be paid full in advance. For monthly contract, applicable monthly rent must be paid in advance each month. All continuing tenants must make payments two (2) days prior to the next corresponding billing period.
  9. For terms less than a month, there shall be an applicable consumption tax being added to the daily rates.
  10. For monthly tenants, we conduct a room inspection for any damage assessments one (1) week prior to the check-out date.
  11. CLEANING CHARGE: All rooms are subject to our standard cleaning charges and will be collected at the check-in time. Any additional charges due to damage or abuse shall be billed separately and must be paid in full within three (3) days.
  12. Telephone use is subject to security deposit. Actual telephone usages are billed based upon our prescribed rates. All telephone bills must be paid in full on a monthly basis or if total charges reach JPY 5,000 whichever comes first. You will be billed and must be paid within one (1) week. We will disconnect the telephone service i) when payment is not received within one (1) week from our billing date; or ii) if the charges exceed JPY 10,000 at any one day.
  13. Any excess utility charges such as water, light, and gas over our standard rates are billed immediately and must be paid within three (3) days of the billing date.
(The standard utility rates: JPY 6,300/MO for Business-Single; JPY 18,900/MO for Single; JPY 22,050/MO for Twin; and JPY 25,200/MO for Family, all subject to change from time to time)
  • All payments generally must be paid in full after confirmation of the room reservation within the following three (3) bank business days (payments can be made on a weekly or monthly basis when check-out date is not determined). The tenant can also choose to make an non-refundable advance payment of JPY 10,000 and the remaining balance can be paid at the check-in time. The JPY 10,000 shall be applied for boarding charge after check-in process; however, no refund is made under any circumstances.
  • You may request changes or cancel your reservations but may be subject to a cancellation fee. No show on the check-in date or no payments made by prescribed date is considered cancellation (The regular check-in time is between 2:00pm and 8:00pm). If cancellation is made on the check-in date, the 100% of the rental period that has reserved will be assessed. For any changes or cancellation made on one (1) day prior to the check-in date shall be assessed 50% of the entire rental period.
  • We reserve the right to lock out the room at any time when any assessed charges (including telephone bills) are not paid in full. When tenant is missing at the time delivery of additional bill constitutes an immediate termination of this rental agreement. We shall dispose any contents of the room including all personal items. All necessary charges and costs to restore the room (including cleaning and disposition costs of personal items) are to be paid by the tenant. Such charges are not limited to the days of room charges that will otherwise have been available and sold on market.
  • Any funds transfer charges by the bank are for the account of tenant.
  • The check-out process must be made within our prescribed time. Any extended use of the room or leaving any personal items after check-out time is strictly prohibited. When proper check-out process is not made, any damages brought by leaving personal items, or room require additional cleaning; we are entitled to additional charges and such payment must be made within three (3) days of our billing.
  • The room key or card key must be returned. Any damaged keys or unreturned keys are assessed for JPY 5,250 per key.
  • The early termination on the initial agreement period must be made at one (1) month prior to the actual check-out date.
  • During emergency time, unable to establish active contact, repairs, inspections, or for any other reasons; we may enter your room with or without notice. We also conduct registered tenant verifications from time to time. Your cooperation is appreciated.
  • Tenant agrees to the following house rules. Any violations shall lead to an immediate termination of the rental agreement:

    2)No noise, any actions, or behaviors to cause annoyance to other tenants.

    3)No cooking that generates excessive smoke or smell.

    4)No alterations, changes, additions, or reductions to the existing room de?cor, furniture, or fixtures.

    5)No acts that may lead police inquiries and investigations.
  • We refuse to provide our services to any person or members of illegal group or organizations such as gang members and mafia groups, etc. Such rental agreement is null and void, and all tenants shall be immediately evicted.
  • We are not responsible for any damages or personal injuries to the tenant or the registered tenants’ personal items caused by natural disasters, fires, thefts, or any other causes in the property including inside of the room, common area, or on a parking lot. You are responsible for any damages to the properties caused by your actions.
  • Please use your room properly during your stay. Any damages from improper use of the room fixtures such as to cause plumbing clog that often affects other guest rooms, and abusive use of air conditioning system shall be reimbursed for repairs and we may terminate the rental service at any time.
  • We shall not take any third party inquiries and massages, and deliver to you.
  • Any violation to the terms in this agreement or falsified registration will cause the entire rental agreement for an immediate termination.
  • The guarantor is responsible for all financial charges and costs relating to the registered tenant’s room use, cleaning, dispositions of personal items left in the room, applicable restoration costs including lost room revenues during repair/cleaning time. All charges must be paid in full within three (3) days from the billing date.
  • Our rental agreement is not made for inns and hotel guests. Such ancillary accommodation services are neither available nor provided.
  • For elderly tenants (over 70 years old) or persons who have special conditions, please provide us your emergency contact information. Without such additional information, we may not be able to establish a rental agreement and accommodate you.
  • We are not responsible for any problems on the internet connections in the room. If we find that the internet usage is beyond normal personal use, we may terminate the service. Any additional router connection to the existing connector is strictly prohibited.
  • For all other terms not described in this agreement are followed by customary practices defined by common laws of Japan. All exceptions must be explicitly accepted by us at all time and those exceptions will supercede customary practices and rules.
