Emergency Info

Whenever you have a maintenance request, please contact the office at 817-361-7405 . All normal service requests are completed during regular business hours and are usually addressed within 24 hours. If you require emergency service after hours, please call the office number and our answering service will relay the message to our maintenance team. We have noted a list of emergencies that will be responded to immediately. If you call in a request that is not on this list, it will be addressed on the next business day.

ACCEPTABLE ON CALL EMERGENCIES:

• No electricity throughout the apartment home.
• No water throughout the apartment home, or no hot water before 10:00pm
• No heat if the temperature is below 50 degrees.
• No air conditioning during the daylight hours only, unless health condition arises.
• Plumbing leaks under pressure that may cause personal damage or property damage.
• Fire hazards, fire alarm malfunctions.
• Non-operable bathroom if the apartment home has only one.
• Storm or natural disaster damage (limited to hazardous situations)
• Gas leaks
• Entry gate to the community will not open.
• Broken windows or glass on the property.
• Inoperative refrigerator or freezer, before 10:00 p.m.
• Broken apartment door entry locks

During the course of the workday, during normal office business hours, it is the policy of ZRS to assist any resident with a lockout situation resulting in their inability to enter their apartment home.

LOCKOUT ASSISTANCE: During after office business hours, it is the policy of ZRS not to conduct lock out procedures. Note: Resident is responsible for all charges associated with after hour lock out calls concerning a third party locksmith. If you are in need of after office lock out services, for your convenience, the following contains helpful information concerning three locksmiths that you may wish to call, on your own.
