#All home owners have bought at least one, but many people do not know what a real estate appraisal is, beyond the basic thought that it is how financial institutions determine how much a piece of property is worth. However, a little knowledge can help the consumer understand the process and maximize their purchase.

#Essentially, a real estate appraisal is the process whereby an uninvolved third party develops an opinion of the value of a piece of property, based upon that property’s “highest and best use”. That means essentially when the property is being used in the best way it can be under the current circumstances. A number of factors go into developing this opinion, but that is sometimes a surprising key fact – it is just an opinion. It is an educated opinion, formulated with market based facts, but an opinion still. If you obtain multiple real estate appraisals on the same property at the same time, you will likely get a different value from each. While they should be ... Read more »

#Often us real estate types tend to forget that the real estate vernacular (I’ve always wanted to use ‘vernacular’ in a blog post) we are so accustomed to might be unfamiliar to many who don’t deal with real estate on a daily basis.

#I know I am guilty.

#We throw around words and terms like REO, Option ARM, fixture, encumbrance, and short sale like everyone knows what those terms mean.

#However, not everyone does. This isn’t said to slight anyone’s intelligence – far from it. It is simply a function of if you don’t use these terms regularly, why would you know (or care) what they mean?

#Enter “short sale”.

#I’ve gotten no less than three emails this week from folks asking me exactly what is a short sale.

#The short answer, no pun intended, is thata short sale is the sale of real estate where the owner owes more to the bank than the property is worth .

#They are bidding furiously at this auction of Internet domain names, with hopes of snagging megayachts. The duo won't be deterred. They want this name.

#"$110,000, yes or no? Quick," Fischer barks at Eli, the investor at the end of the phone.

#Someone else makes a bid for $120,000. Fischer and Goldberger up the ante, and then again.

#Going once, going twice. sold to Fischer and Goldberger for $150,000.

#"You got it," a smiling Fischer tells Eli. Mazel tovs are exchanged.

#These are boom times in an estimated $2 billion industry that involves the buying and selling of domain names. When people type the generic names into their Web browser's address field, sites that generate pay-per-click advertising revenue appear. Such "direct nav ... Read more »

#Investing in real estate is nothing at all like investing in the stock market, or most other financial markets for that matter. Successful investing in real estate requires a full understanding of what it is you’re getting into, and a willingness to get your hands dirty.

#What can you expect in order to begin investing in real estate? Here s what you need to know!

#If you hope to make money investing in real estate, you have to know your market thoroughly. Consider the following:

#Property values. The only way to know if you’re getting a good deal on a property is to know what the values are in your area. It is not enough to go by general property value estimates in the media. You need to get your real estate license and join a local broker to have access to both listing prices and especially closed sale prices. This point needs emphasis: market values are established by closing sale prices, not asking prices. Depending on market co ... Read more »
