Throughout the country, the mortgage crisis has created a strong need for affordable rentals. This is true in Great Falls, where two bedroom rental rates have risen to over $700 per month and single family detached rentals are as high as $1,500.

NeighborWorks Great Falls develops quality, affordable rental homes and apartments, to serve the housing needs of Great Falls renters. NeighborWorks constructs new apartments, purchases and renovates existing rentals and co-develops with other Great Falls businesses.

NeighborWorks was founded on the idea of improving historic neighborhoods. After many years of assisting homeowners and developing single family properties, NeighborWorks is now pursuing rental properties in need of improvement. To serve the housing needs of Great Falls renters, NeighborWorks is building new apartments, purchasing and renovating existing rentals and co-developing with other Great Falls businesses.

Many options exist for NWGF to offer affordable, decent housing to families and individuals in Great Falls. The opportunities will arise at various times and NWGF can create its own opportunities by actively pursuing partnership and development opportunities. Half of all NeighborWorks organizations across the United State are active in the rental line of business. NWGF has embraced the rental business to better serve the housing needs of Cascade County families.

The City of Great Falls offers three programs targeted at promoting affordable housing on a city-wide basis. All funds are available on a limited basis and projects are selected by a loan committee on the basis of need and benefit. Specific income guidelines apply to the housing programs. In all instances, the property must be within the city limits of Great Falls and mobile homes are not eligible.

Cascade Ridge Senior Living is a 40-unit senior affordable housing development located at 3001 15th Avenue South in Great Falls, Montana.

Completed in September 2012 with a total development cost of $5.83 million, this development is conveniently located on the campus of Benefis Health Systems.

NeighborWorks Great Falls facilitated a meeting between the landowner and the developer to get this project started in 2010.
