Unlike many other parts of the country, the Washington DC metropolitan area has seen tremendous economic growth over the past decade. Thousands of job-seekers flock to the city each year to work for the federal government and the region's many pharmaceutical and healthcare employers. A residential construction and conversion boom has added apartment units of all types to the local housing market, from historic 19th-century warehouses converted into upscale apartments to new central-city apartment buildings with every modern comfort imaginable.

The Convenience Factor

If you're looking for an apartment in the District, you've likely realized that there's a tradeoff between price and convenience. With most of the city's jobs located within a two-mile radius of the Capitol Building, close-in neighborhoods like Georgetown and Foggy Bottom have seen rents increase dramatically in recent years. If you're willing to live farther out, where it's cheaper, consider a new apartment development near the Metro, which offers world-class rapid transit.

When to Lease

New non-student residents often overlook the fact that Washington, DC is a major destination for college students. The city's Northwest quadrant is home to such prestigious institutions as the Georgetown and American Universities, among others. In practice, this means that most leases in the District run begin in September and run for 12 months, terminating at the end of the next August.

Many students who sign leases occupy their apartments until May and then sublease the unit for the summer. If you're a non-student new arrval, the best time to arrive in town is probably in late spring, when you can take advantage of these sublease opportunities and potentially sign a full-year lease come September.

Pets and Amenities

Washington, DC's population is constantly on the move, turning over every few years. As such, many landlords in the city are concerned about keeping their apartments clean for the next batch of tenants. If you're bringing a pet to town, make sure to ask your landlord about pet fees, cleaning requirements, and potential animal weight restrictions. Also ask about gym and pool facilities: Many new apartment buildings offer both for free on-site.
