In 1H2012, secondary markets posted a 38 percent year-over-year increase in multifamily transaction volume, followed by tertiary markets at 23 percent, according to Real Capital Analytics. Major metros saw only a 9 percent increase during that period.

What’s driving this migration? “It’s primarily a search for yield,” says Ben Thypin, RCA’s director of market analysis. Private investors, equity funds, and some institutional investors have tired of the competition driving down multifamily capitalization rates in core markets.

I seriously considered Mountain Run Apartments when I moved to ALBQ from New York, but they were slightly out of my price range at that time. (BTW, I no longer live there, but was there for almost two years). Generally, any apartment complex in the NE will be pretty good, and safe. The closer you get to the Sandias, the safer, newer (and more $$$) the places will be.

The complex started having its problems right before I moved out, so I do know what its like now, but my experience was a-ok. Of course, I think I might be quite a bit younger than you Yukon, so you might want something further away from the hubub, etc. and closer to the mountains.
