However, getting the right place could be tricky, especially if you are new to the city and have never lived alone.

Tip #1 – Learn about the location

First thing that you need to do is, decide the area where you want the apartment. Find out as much as you can about the locality, see how long it takes to travel from there to work. Check the overall rents that other people demand in that area. You could do that by checking out classified ads on the newspaper or online in sites like 99acres. A good location must be close to grocery, medical stores, vegetable markets and supermarkets. It needs to be reasonably safe and must have good roads.

Tip #2 – Visit the house

You have marked out a couple of ads and have contacted the owner, next fix a date to visit the house. It is always better to pay a day-time visit. Many houses are built with scant daylight penetration and many rent them on without checking this factor carefully and before long, they would find themselves in a darkened living room. Check the layout of the house and see whether they have enough provisions for lighting fixtures and whether all the amenities that were advertised are available or not.

Tip #3 – Water supply

Most apartments for rent in Bangalore are advertised with ‘copious water’ but sadly the tenants discover that the water supply is available only for certain hours a day. You will need to check out these details thoroughly before handing over the advance amount. Talk to your neighbours or other tenants living in the apartment.

Tip #4 – Repairs

If you want certain repairs to be done in the house, you will need to draw the owner’s attention to them before you occupy the house. Many owners are known to deny the existence of repair prior to tenant’s occupation and have blamed the tenant for the same at a later date. And what more, they might even make you pay for the repair!

Tip #5 – Advance Payment

Hand over the advance payment only after you are completely satisfied about the apartment. The owner is unlikely to give the amount back if you suddenly decide not to stay there. Go over the agreement document and consult a lawyer if need be to make sure you understand all the terms properly. And most importantly make sure the owner agrees to return the advance amount on the day you vacate the apartment. Many forget to add this important clause to their agreement and find themselves struggling to get their amount from the owner.
