Founded in 1870, Riverside is the fourth largest city in the state of California. With a population of approximately 300,000, Riverside is the 61st most populous city in the United States. Riverside is comprised of 28 distinct neighborhoods. Riverside is 60 miles east of Los Angeles, and spans 78 square miles. Top Neighborhoods

Arlington Heights has one of the lowest residential densities to be found in the city. Because of low residential density and the fact that the majority of homes in Arlington Heights are owned by the residents, rental properties are limited. The California State Historic Park, a citrus preserve, offers a sneak peek into the citrus history of the city. There are developmental plans for this area to include hugh quality educational institutions and more tourist friendly facilities. Arlington Heights Victoria Avenue is a city landmark and runs the full length of the neighborhood. There are reminders everywhere of the areas citrus industry beginnings and this homage to history is seen in everything from the decorative street signs to the names of the restaurants, shops, and stores in the area.

Downtown Riverside's neighborhood represents a small encapsulation of everything Riverside. There are various land uses because of the topography in the area. These land uses range from small commercial buildings, large industrial sites, low density residential living, and high density apartment style living. Approximately one quarter of this region is devoted to natural open space. Fairmount Park is a main attraction for picnicking and outdoor recreation. Lake Evans provides water recreation and because of its close proximity to the heart of downtown, makes it unique in the today's cities. Main Street pedestrian mall, the heartbeat of the downtown area, has numerous unique shops and is anchored by the world famous Mission Inn. Although the hotel had humble beginnings it has developed into a world-class vacation site and has played host to several presidents and entertainment personalities.

Canyon Crest is one of the largest and most diverse neighborhoods found in Riverside. This neighborhood encircles the northern half of Sycamore Canyon Park and borders on the Box Spring Mountains. Its diversity is found both in its topography and in its residents. The land under Canyon Crest was pieced together from six separate early annexations. The majority of the development in the neighborhood reflects modern subdivision design and the majority of the land is developed for low-density residential uses. Canyon Crests' hilly terrain has shaped development and creates beautiful views of the surrounding area. Because Canyon Crest Town Center is the economic focus for the area it effectively serves the large student population in the nearby apartments. Tequesquite Arroyo, along with the natural features provided by the areas topography, offer excellent open spaces for outdoor recreation as well as some beautiful views.

La Sierra Hills was annexed between 1964 and 1965, with the former being the largest acquisition since the founding of the City. La Sierra Hills takes its name from the high rolling terrain of the western portion of the neighborhood. Because of the geography, the urban landscape has developed in an almost flowing manner so as not to take away from La Sierra Hills natural beauty. Because of this neighborhood's topography, development has been limited. Medium-density residential blocks are confined to the southeastern portion of this region, development is relatively sparse. Residential development has occurred steadily for the latter half of this century, but the majority of homes were built between 1960 and 1980. If you have an appreciation for rolling terrain and natural beauty, then La Sierra Hills is the place for you.

Riverside's Eastside neighborhood is steeped in history. Historically because of the citrus industry, Riverside offered opportunities to families excluded from the dominant culture to own homes and raise children. It gave enterprising individuals the chance to start small businesses, providing services to the community. Much of the historic housing stock remains in the hands of descendants of the original pioneers, and the well maintained streets and gardens reflect this pride of ownership. Eastside is one of Riverside’s larger and older residential neighborhoods and has been a part of the city since its foundation. The vast majority of the neighborhood area is devoted to residential uses. Commercial uses in this neighborhood are concentrated along University Avenue. The shops along the avenue are those that focus on meeting the needs of the ethnically diverse local community; from dining to shopping to art and culture.

University The heart of this neighborhood is the University of California Riverside. U of C - Riverside, which is part of the best public university system in the nation, occupies nearly half the land area on this region. This neighborhood offers a unique mix of land uses;large sections of farm land, high density student oriented apartments, a vigorously thriving center of entertainment and commerce, and low density hillside housing. The University Agricultural Experimentation Stations provide hundreds of acres of undeveloped land very near to the urban center of the neighborhood. The community surrounding the university is targeted to meeting the needs of the large student population of the area. Student housing dominates the region and businesses are concentrated along University Avenue, just a short walk from the school.
